Since vacant properties have no power or heat, they tend to be especially susceptible to pipe damage during freezing temperatures, even if the water has been turned off. For this reason, we recommend that pipes in vacant properties be drained during the cold weather months. Here is how to prepare a new, vacant build for the winter.  

Turn off the main water valve where the water supply enters the house. This is typically located in the basement, a utility room, or a mechanical closet. 

Open all faucets and hose bibs, starting with the highest and then the lowest fixtures, to allow gravity to drain the pipes completely. 

Pour a small amount of non-toxic, biodegradable antifreeze into all toilets and drains, including sinks, tubs, and floor drains, to prevent standing water from freezing. 

Always keep the water off in an unoccupied home. Check unoccupied houses regularly to ensure that no other parties (like realtors) have turned the water back on. This also applies to models and spec houses.

Homeowner FAQs

Will PBI respond to after-hours calls for homes under warranty?

Yes! We offer after-hours emergency plumbing service. If you call outside regular business hours, you’ll be directed to our after-hours voicemail system. Please leave a detailed message with your issue and contact information, and an on-call technician will respond as soon as possible.

Yes. Any changes to existing fixtures or plumbing will void the warranty for that fixture or area. This includes bidet attachments, water filtration systems and showerheads. If you need assistance with an existing fixture, please allow us to assist you!

If both your toilet and shower are not draining, the most likely cause is a clog in your main sewer line. Common culprits include paper towels, wipes (even those labeled flushable) and feminine hygiene products. To prevent plumbing issues, please dispose of these items in the trash instead of flushing.

Hot water delivery depends on distance from the water heater. For example, a bathroom directly above the water heater will receive hot water faster than a kitchen sink on the opposite side of the house. Other factors include pipe diameter, insulation and flow restrictors.

A complete loss of hot water in your home usually indicates a problem with your water heater. Identify whether you have an electric, gas or tankless water heater:

  • Electric water heater: Check that your home’s breaker box has not been tripped.
  • Gas water heater (with a tank): Ensure that the gas valve is fully open. If other gas appliances aren’t working, there may be a problem with your gas supply.
  • Tankless water heater: Turn the hot water faucet fully on and check the front panel for error codes. If you see one, share it with our office. 

First, ensure it is plugged in. Press the “reset” button on your model. If the issue persists, there may be a jam, clogged drainpipe or another problem that our team can diagnose and fix.

Whining noises are often caused by a faulty or deteriorating rubber washer in an outdoor faucet (called a hose bib). Other causes include loose or unsecured pipes or sudden changes in water flow. Contact our office, and we’ll resolve it.

Common causes include a disconnected service, a closed main shut-off valve or a utility outage:

  • Connect service: Call your utility company to start service and confirm water is turned on.
  • Check the shut-off valve: Lever-style valves should be parallel to the pipe; round handles should be turned counterclockwise.
  • Utility outage: Contact your water provider to check for reported problems or scheduled maintenance.

Water can seep through countertops and damage cabinets if left standing. To prevent this, wipe up excess water promptly. Moisture can also accumulate from cooking, dishwashers or high humidity. Proper ventilation and maintenance can help, and our team can provide recommendations.

These push-pull valves operate differently from traditional twist-knob valves:

  • To shut off water: Hold the valve and pull out the button or knob.
  • To turn water back on: Hold the valve and push the button or knob back in.

Most homes have three main shut-off valves, usually in the garage. Turn the handle perpendicular to the waterline to close:

  • Bottom valve: Shuts off water to the entire home.
  • Middle valve: Controls outdoor faucets (hose bibs).
  • Top valve: Shuts off water to the home while keeping outdoor faucets on.

To prevent freezing:

  1. Turn off  the middle shut-off valve.
  2. Open the outdoor faucet (hose bib) to drain remaining water.
  3. Close the outdoor faucet once drained.
  4. Do not connect hoses or other accessories for the rest of the winter.
